Target: Stable, occupied Sunbelt and Midwest properties whose floating-rate debt broke, priced 25 to 40% below peak valuations. 90%+ occupancy or a clear path to it, minimal deferred maintenance, 80 to 200 units, 1980 to 2020 vintage.
Strategy: Acquire at or below note value, directly from lenders and sponsor groups that can't meet their obligations.
Hold Period: 1-3 years.
Target: Stabilized Class A-B Sunbelt and Midwest properties with clear operational upside, bought below replacement cost.
Hold Period: 3-5 years.
Target: Supply-starved upper Midwest submarkets with above-average population and jobs growth.
Hold Period: 4-7 years.
